Tips for a purchasing a property FHOG First Home Owners' Grant
A government grant of $7,000 is available to home buyers purchasing a property for the first time. You can use this grant to put towards the associated costs of your home purchase. We can assist you with the completion and lodgement of the FHOG form.

100% Property and Mortgage Stamp Duty exemptions exist for first home owners up to a purchase price of $250,000.

Loan Pre-Approvals
Pre-Approvals are a great way to ensure you have your loan conditionally approved prior to signing a contract. The approval is normally subject only to a suitable valuation of your property and is generally valid for three months.

A solicitor
Find a good solicitor to assist you in the settlement process. Your solicitor can peruse your contract of sale, and ensure all relevant title searches are undertaken, and related stamp duty costs are paid to the relevant parties.

Contract
We recommend you have your solicitor review your contract prior to signing. They can ensure you have all the correct clauses to protect your interests. For example a finance clause, building and pest inspections. Your solicitor can provide you with all the areas to look out for. Don't forget to give yourself enough time to obtain finance and settle.

Building and pest inspection
Ensure you arrange a building and pest inspection before finance date. Ensure this is one of the conditions of sale in your contract.
